Active Day 1 is not always exposure Day 1

Beginning September 4, 2026, a home can spend up to 21 days in Northwest MLS First Look before it reaches Active status. Northwest MLS keeps the time in First Look and pre-launch price adjustments in its internal database. Public websites may not display that pre-launch activity as public days on market or public price reductions.

What buyers should verify: Active Day 1 is not always exposure Day 1

The buyer consequence is simple: do not treat the public day count as the full market history. It tells you when the Active clock started, not necessarily when marketing, broker awareness, or permitted showings began.

Read four clocks instead of one

Ask when the listing entered First Look, whether IDX distribution was selected, whether showings were allowed, and when it moved to Active. Those four facts tell you far more than a single days-on-market number.

What buyers should verify: Read four clocks instead of one

A home with 14 First Look days and no showings is different from a home with 14 First Look days, broad IDX distribution, and multiple showings. The status may be the same. The market exposure is not.

Turn history into offer math

History is evidence, not automatic leverage. Combine it with recent comparable sales, current competition, condition, seller timing, and any offer deadline. Then decide whether the asking price deserves urgency, patience, or a different number.

What buyers should verify: Turn history into offer math

The buyer who sees the complete timeline can move quickly without guessing. That is the role of representation: verify the status, interpret the response, and translate it into terms.

FAQ

Does zero public days on market mean the home was never marketed?

Not necessarily. A home may have spent time in First Look before becoming Active. Ask your broker to verify the complete Northwest MLS timeline.

Is First Look history visible to brokers?

Yes. Northwest MLS says days in First Look and pre-launch price adjustments remain in its internal database for member brokers and their clients.

Does Zillow show the full First Look timeline?

A public portal may not show First Look time as public days on market. Your broker can verify the status timeline inside Northwest MLS.

What should I ask before treating a listing as brand new?

Ask when First Look began, whether IDX display and showings were allowed, whether price changed, and when Active status started.
