Can you tour a First Look home?

Yes, when the seller allows showings

Northwest MLS says First Look becomes available September 4, 2026 and can last up to 21 days before a home becomes Active. Every First Look property must be submitted to Northwest MLS and made available to all member brokers. The seller separately decides whether the home is distributed through IDX and whether showings occur during First Look.

That means visibility and access are not the same. A home may be visible online while appointments remain closed. Another may be available to member brokers under specific showing instructions even if it is not broadly displayed on participating public sites. A request does not guarantee access. The seller may delay showings, restrict appointment windows, change instructions, accept an offer, or move the home to another status. The confirmed appointment is the point at which the tour is booked.

What to evaluate inside the home

Use the visit to reduce risk, not create urgency

Start with the facts that listing media cannot settle: the actual room proportions, traffic flow, natural light, street and mechanical noise, neighboring uses, grade, drainage, storage, privacy, and evidence of deferred maintenance. Look closely at renovations. Attractive finishes do not answer questions about permits, workmanship, systems, or useful life.

For a condominium, the physical tour is only the first layer. Building condition, reserves, assessments, insurance, restrictions, and association documents still need review. For new construction, separate finish selections from contract protections, warranty terms, inspection rights, completion risk, and the builder's process.

Then connect the visit to numbers. Identify likely near-term work, items that need specialist review, the best comparable alternatives, and the fact that would change your offer ceiling. Speed is only useful when the decision system is already built.

Private tour versus open house

One is an appointment. One is a public event.

A private tour is scheduled for you and your representative under the seller's current instructions. It gives you room to slow down, revisit a room, test the layout against daily life, and ask buyer-specific questions. An open house is a public marketing event controlled by the listing side. It can be useful, but crowding and limited time can make deliberate inspection harder.
